“守正创新”-徐州城市名片文庙商业街前世今生

徐州文庙历史文化街区位于徐州彭城广场商圈,毗邻徐州商业地标:苏宁购物中心、金鹰国际购物中心,未来共同形成徐州商业“三剑客”。

彭城广场商圈自上世纪70年代就以成为徐州市商贸中心,是徐州古老的、最繁华的市级商业中心区。这里商家云集,名店众多,有“十字金街”之地位,是迄今为止徐州市最为繁华的钻石商圈地带。

徐州文庙项目于2020年进行修建,由于商业运营要求,需要进行全面升级,于2022年立项“徐州文庙特色商业街区升级改造”,由洽澜建筑担纲设计。

本项目扎根徐州,以黉学巷—彭城路—云东一道街—泰山路为轴线,贯穿市中心,以“打造徐州南北历史文化轴线(历史文脉),串起古城千年记忆”为愿景。

打破传统封闭的商业形态,结合文庙古建打造约4.4万平米的崭新开放商业区,以低密度的形态带给徐州全新的时尚购物,休闲体验,构建新徐州生活场所。

1.总体设计概念|OVERALLDESIGNCONCEPT

引入中国古典街、坊、巷、院礼序布局及院落空间,让更多人感受到用现代建筑语言诠释传统后所产生的文化归属感。

1.1三大规划优化思路|ThreeMajorPlanningOptimizationIdeas

分析现状交通流线,梳理商业逻辑、控制尺度及空间序列,形成环形动线,提升商业氛围。

1.2尺度梳理|ScaleCombing

通过分析现有场地尺度,FKL结合“街、巷、院”尺度,以传统重院递进的设计手法,虚实交映,动静分区,将庭院成为建筑群的“窗口”,形成以院落为主线的商业动线空间,同时注入不同主题立体化庭院,使其具有灵性的同时与建筑融为一体,在第五立面的小尺度处理上尊重城市肌理。

Atthesametime,three-dimensionalcourtyardswithdifferentthemesareinjectedtomakethemspiritualandintegratedwiththebuilding,thesmall-scaletreatmentofthefifthfaçaderespectstheurbantexture.

1.3平面优化|PlanOptimization

遵循现有平面布局,避免大面积拆改、柱网结构体系调整等设计手法,采取因势利导、因地制宜,控制成本的情况,提升整体使用效率。设计中根据商业策划提供业态要求,整体考虑商业平面划分及商业动线梳理,适当调整空间节点,营造舒适的购物体验。

2.立面优化|FACADEOPTIMIZATION

2.1设计概念|DesignConcept

未来的徐州文庙街区是一个能平衡传统风貌和当代精神的多元化产物。用一种“有机更新”的方法,让街区既保持最初建造时的智慧的同时,又可见建筑空间场景的再生设计。生活在那里,既有城市生活,又有充实业态的街区,绝不是只有复古的空壳形象。保留原有基础结构及屋面结构,结合立面升级改造设计赋予建筑新的活力。

2.2优化策略|OptimizationStrategy

对于目的标识、店招、LED屏幕、开窗开门等内容,结合不同的商业热度,采取不同的立面优化策略:

A.研究周边商业情况,基于紧邻“文庙”,沿用传统造型,结合现代材料,以保证建筑的传承与创新;

2.3立面效果|FacadeEffect

鼓楼区,作为街区南侧主要出入口,“文庙”中轴制式建筑的庄重感和仪式感,通过建筑形体的对称性来实现,同时南侧正对苏宁广场。为了更好地处理“文庙-苏宁”、“古-今”的时空衔接,采用现代中式的立面手法,增加作为商业建筑的通透感和展示型。

庙街区,作为北侧街区的主要入口,面对中心广场的重要节点,保留原有四坡屋顶楼阁的原有设计,其余建筑立面材料全部替换为金属、玻璃等现代材料。

鼓楼区,北侧面对中心广场,在保持原有堆成的规划结构的同时,转角处采用玻璃体块穿插的手法,与庙街区入口设计呼应,不管从建筑设计还是空间围合上形成整体感。

2.4新旧对比|ComparisonofOldandNew

问题一:现有建筑,商业立面基本为实体墙面,且立面设计采用当地传统建筑做法,不利于现代商业的展示和相应的物业要求。

策略一:立面升级,通过增加玻璃面积,整体提升商业通透度及展示面效果。

策略二:屋面陶瓦更换为金属屋面,并增设挑檐,让建筑显得更轻盈更现代。

问题二:现有建筑,整体灰色调加上二层外露结构,显得厚重。

策略一:内部升级,采用金属、通透玻璃等元素的组合,消除建筑厚重感。

策略二:二层玻璃屋顶改为可上人屋面,增加营业面积,提升商业价值。

Strategy2:Thesecond-storyglassroofwillbechangedtoaroofthatcanbeaccessedtoincreasethebusinessareaandenhancethecommercialvalue.

问题三:现有建筑,立面形式过于传统,无法满足商业运营需要。

策略:立面升级,结合立面、屋顶、连廊设计及二层平台空间的整体设计,打造院落空间。

3.结语|CONCLUSION

FKL基于对徐州地域文化与历史文脉的理解,结合商业需求,将原有文庙街区升级为一个集生活,休闲,娱乐,旅游的特色街区。为徐州这座历史悠久而迷人的城市,在核心地带提供一处极具地域特色的低密度商业,期待项目能够尽快落成与大家见面。
